Financing an off-plan purchase: how we prepare your bank file

What we prepare for your bank when you finance an off-plan purchase in Marrakech, what you provide yourself, and the questions to ask before you sign.

Our role: preparing the file, not deciding on the loan

We gather with you the documents on the development and the contract that the bank needs; the decision to lend rests with the bank alone.

We can neither promise you a loan nor guarantee any terms. Each bank has its own list of documents and its own criteria: ask it for its list at the outset and we will organise the file around it.

Setting your budget before choosing a development

Ask your bank before you visit: knowing what it is prepared to finance stops you getting attached to a development that is out of reach.

  • Does it finance an off-plan purchase, and on what conditions?
  • What personal contribution does it expect, and in what form?
  • Which extra costs should be planned on top of the price: deed costs, arrangement fees, insurance?
  • What supporting documents does it ask for, and in what format?

The file: what we gather and what you provide

The file contains documents about you (identity, income, circumstances) and documents about the development (contract, plans, guarantee, schedule); we take care of the second half.

Documents about you, which you provide

  • Proof of identity and proof of address
  • Proof of income and outgoings, as the bank requires
  • Bank statements and proof of your contribution
  • Documents on your family situation if the bank requires them

Documents about the development, which we gather

  • The draft preliminary contract and the price of the unit
  • The plans and the specification
  • The land title and the building permit
  • The document describing the VEFA guarantee, and the payment schedule

Your identity papers and supporting documents are personal data, protected in Morocco by law 09-08 (CNDP). Ask any agency, ours included, how your documents will be sent, kept and then deleted, and only send them through a channel whose workings you understand.

Matching the loan to the building schedule

An off-plan purchase is paid as the works progress: check with the bank how the releases follow the contract's schedule, so that no payment request falls due without funding.

Ask the bank to state in writing the conditions on which it releases each tranche, and the developer to give you the dated schedule. We set the two side by side to spot any mismatch before you sign.

Questions to ask the bank

  • Is each tranche released against proof of progress on the works?
  • How long is there between my request and the transfer?
  • What interest or fees run during construction, before handover?
  • What happens if the works fall behind?

If the answer is slow or the bank says no

Do not sign a contract that obliges you to pay without having planned what happens if the loan is not granted.

Ask the notary whether the contract can include a clause tying the purchase to obtaining the finance, and how it would work. If you do not yet have an answer from the bank, do not reserve in the hope that it will say yes.

If the bank refuses, ask for its reasons. We help you see what options exist (another bank, a different contribution, another development), without promising any outcome.

How much of a contribution should I plan for?

That is up to the bank and your file, which is why this page gives no figure. Put the question to your bank before you visit.

When should I contact the bank?

Before reserving, to learn the likely budget and the list of documents. The formal filing of the application then follows the bank's own timetable.
